Sellers · Listing Help

Sell your San Diego home.

Tell Karina about your home and your timeline. She'll come back with a pricing conversation, a plan to prepare and market it, and what to expect from the first showing to closing. Name, phone and email are enough to start; the rest takes a minute if you want to add it.

Short answer

Karina Somenzari, REALTOR®, lists and sells houses, condos, townhomes and small multi-unit properties anywhere in San Diego County, in English or Portuguese. Send your name, phone and email in the form below, and add the address, the condition and your timeline if you like. Karina reads it, prepares a pricing conversation and gets back to you within one business day. Her fee is negotiable and agreed with you in writing before the home goes on the market, and the first conversation is free. Want a number first? Your Plans

How Karina helps you sell

  1. You send the form. Karina reads your answers and follows up within one business day with questions and a time to talk or visit the home.
  2. She prepares a comparative market analysis for your home, walks you through it and agrees a pricing strategy with you. Her listing agreement spells out her services and fee before anything is signed.
  3. She plans the preparation: what to fix, what to leave, staging, photos and video, then lists the home on the MLS and markets it to buyers and agents.
  4. She manages showings and open houses, brings you every offer with a clear comparison, negotiates the terms and handles the disclosures, inspections, appraisal and escrow through closing.

What to have ready

None of this is required to send the form. It helps Karina price the home and plan the sale:

  • A list of repairs and upgrades with approximate dates, and permits for any major work.
  • Your lender's name and approximate loan balance, so the net proceeds estimate is realistic.
  • HOA contact details and the monthly dues, if there is an association.
  • The lease and the tenant's contact details if the home is rented. Selling a tenant-occupied home has its own rules; see selling a home with a tenant.
  • Trust, probate or power-of-attorney documents if you are selling for an estate or for someone else.

For the costs of selling, the disclosures California requires and the timeline from listing to closing, read the guide to selling a house in San Diego. Living outside the US? See selling as a foreign owner.

Also buying?

If you are selling to buy, Karina plans both sides together so you are not left without a home or carrying two mortgages longer than you need to. Tell her on the form, or start the search on buy a home in San Diego.

Frequently asked questions

What happens after I send the seller form?

Karina reads your answers and gets back to you within one business day, by call, text, WhatsApp or email, whichever you chose. She'll ask a few questions about the home, then set a time to talk or walk through it, and prepare a comparative market analysis. Sending the form doesn't commit you to listing.

What does it cost to sell with Karina?

Karina's fee is negotiable, not set by law, and it is written into the listing agreement before your home goes on the market. The other costs of selling, such as escrow, title, transfer taxes and any buyer-agent fee you choose to offer, are explained on the guide to selling a house in San Diego. She prepares a net proceeds estimate so you see the numbers before you decide.

Should I get an online estimate before I talk to Karina?

It can't hurt. The Home Equity Report gives you an automated estimate in minutes. A comparative market analysis from Karina looks at the actual condition of your home and the closest recent sales, which is what sets the list price. Both are free; see what's my San Diego home worth.

Can Karina sell my home if I live outside the US?

Yes. Karina handles the sale with you by phone, WhatsApp and email, and documents can be signed electronically or at a US consulate. Foreign owners should plan for FIRPTA and California withholding; see selling a San Diego home as a foreign owner.

Can Karina help me in Portuguese?

Yes. Karina explains every step in Portuguese or English. The listing agreement, disclosures and escrow documents are in English, and she walks you through what each one means. Learn more about working with a Portuguese-speaking real estate agent.

How is the information I share used?

Only to help you sell your home and to contact you about it. Form submissions are processed by Formspree so they reach Karina's inbox, and your information is not sold or shared with third parties for marketing. The details are in the privacy policy.

What do I have to disclose when I sell a house in California?

Most sellers of 1 to 4 unit homes give the buyer a Transfer Disclosure Statement (Civil Code 1102 to 1102.3) as soon as practicable before title transfers, and it can't be waived. If the home sits in a mapped hazard zone, you also give a Natural Hazard Disclosure (Civil Code 1103) covering FEMA flood zones, dam inundation, very high fire hazard, state responsibility areas and earthquake fault or seismic hazard zones. Other notices depend on the home, such as lead paint for homes built before 1978, fire-zone notices, HOA documents and special taxes, and you must disclose known material facts such as past flooding or water intrusion. The full list is in the guide to selling a house in San Diego.

Can I sell my house as-is in California?

Yes. Selling as-is means you won't make repairs or give credits for the home's condition, but it doesn't remove your disclosure duties. The Transfer Disclosure Statement is still required in an as-is sale (Civil Code 1102.1), and buyers can still inspect the home and negotiate. Karina helps you decide between as-is and targeted repairs with a net proceeds estimate for each path.
