Karina Somenzari, REALTOR®, helps renters find and lease houses, condos, townhomes, apartments and ADUs anywhere in San Diego County, in English or Portuguese. Fill out the form below with your budget, move-in date, areas and must-haves. Karina reads it, searches for rentals that match and gets back to you within one business day. How Karina helps you rent

  1. You send the form. Karina reads your answers and follows up within one business day to fill in any gaps.
  2. She searches for rentals that match, including homes listed on the MLS, and sends you the ones worth seeing.
  3. She sets up tours, goes over the listing details with you and points out questions to ask the landlord.
  4. When you find the one, she helps you put together a complete application and reviews the lease terms with you before you sign.

What to have ready when you apply

Landlords and property managers set their own requirements, so they vary. Most ask for some version of this:

  • A government-issued photo ID for each adult who will sign the lease.
  • Proof of income, such as recent pay stubs, an offer letter, or bank statements if you're self-employed or new to the US.
  • Rental history and contact details for current or past landlords.
  • Permission to run a credit and background check, plus the application screening fee.
  • Pet details, such as photos, vaccination records and a past landlord reference, if you have pets.

New to the US and no US credit history yet? Tell Karina on the form. Some landlords accept other proof, like a larger bank balance or a guarantor, and she'll help you find the ones that do.

Thinking about buying later?

Renting first is a common way to learn an area before you buy. Compare San Diego County cities and areas, take the neighborhood quiz, or see San Diego first-time home buyer programs. Moving from Brazil? Start with moving to San Diego from Brazil.

Frequently asked questions

What happens after I send the rental form?

Karina reads your answers and gets back to you within one business day, by call, text, WhatsApp or email, whichever you chose. She'll confirm your budget, timing and areas, then start sending rentals that fit. Filling out the form doesn't commit you to anything.

Do I pay Karina to help me find a rental?

In most cases the landlord pays Karina's fee. If a fee would ever apply to you, she'll tell you in writing before you tour. Separate from Karina, landlords usually charge an application screening fee, a security deposit and the first month's rent.

How much can a landlord charge for a security deposit in California?

Since July 1, 2024, California law (Assembly Bill 12, which amended Civil Code section 1950.5) limits most residential security deposits to one month's rent, furnished or unfurnished. Some small landlords can still ask for up to two months. Karina will point out the deposit on each rental so you can plan your move-in costs.

Can I rent with a Section 8 voucher or other rental assistance?

Yes. California law treats housing assistance, including Section 8 Housing Choice Vouchers, as a source of income, and landlords can't turn you away because of it. If you use a voucher, mention it in the notes box and Karina will help you search with it in mind.

Can Karina help me in Portuguese?

Yes. Karina explains every step in Portuguese or English. Leases and applications are in English, and she'll walk you through what each part means. Learn more about working with a Portuguese-speaking real estate agent.

How is the information I share used?

Only to help you find and lease a home and to contact you about it. Form submissions are processed by Formspree so they reach Karina's inbox, and your information is not sold or shared with third parties for marketing. The details are in the privacy policy.
