This website uses Google Analytics to understand how visitors find and use the site, so I can improve it. Google Analytics sets cookies in your browser and collects information such as which pages you visit, how long you stay, your approximate geographic location (city level, derived from your IP address), your device and browser type, and which website or search engine referred you.
I use this only in aggregate to see which pages and tools are useful. I do not use it to identify you personally, and I have not enabled Google's advertising or cross-device tracking features. Google anonymizes IP addresses in this version of Analytics and processes the data on my behalf under their terms; their handling of it is governed by the Google Privacy Policy.
When you submit a form on this site, an event is recorded noting which form was submitted and which page it came from. That event does not include your name, email address, phone number, or anything else you typed into the form.
You can opt out of Google Analytics entirely by installing the Google Analytics Opt-out Browser Add-on, or by blocking cookies in your browser settings. The site works normally either way.
Separately, this site is hosted by GoDaddy, which adds its own performance-monitoring script to pages it serves. That script is placed by the hosting provider rather than by me, and is governed by GoDaddy's own privacy policy.
Data will not be sold or shared with third parties for marketing or promotional purposes.
I do not sell your phone number or personal contact information. Your information is stored securely in my client management system and is not shared with outside advertisers or data brokers.
The exception is the service providers I use to operate this site: form submissions are processed by Formspree so they can reach my inbox, and anonymous website usage data is processed by Google Analytics as described above. Neither is given your information for their own marketing purposes.
You may request to access, update, or delete your personal information at any time by contacting me directly. I will respond promptly to all such requests.

These terms apply when you provide your phone number and consent to receive text messages from me regarding real estate services.
I use SMS to confirm appointments, send reminders, and notify you of schedule updates or important changes related to your real estate needs.
You can cancel SMS messages at any time by texting STOP. After sending STOP, you will receive one confirmation message and will no longer receive texts from me. To re-subscribe, simply sign up again the same way you did originally.
