I collect only what you choose to send me, through the forms on this site, email, text or WhatsApp, plus website usage data from Google Analytics that I look at only in aggregate. I use it to answer you and help with your real estate plans. I don't sell your information or share it for anyone else's marketing. Wherever you live, you can ask me to see, correct or delete it at any time by emailing karinahomes@outlook.com.
This Privacy Policy explains how I collect, use, and protect your personal information when you visit my website, attend open houses, or communicate with me by phone, email, text or WhatsApp. Your privacy matters, and I am committed to handling your information responsibly.

You can also reach me on WhatsApp at +1 619-887-4545. WhatsApp is one of the Meta companies and runs under its own Terms of Service and Privacy Policy, which govern how WhatsApp handles your account and messages. I use what you send me on WhatsApp only to answer you.
This website uses Google Analytics to understand how visitors find and use the site, so I can improve it. Google Analytics sets cookies in your browser and collects information such as which pages you visit, how long you stay, your approximate geographic location (city level, derived from your IP address), your device and browser type, and which website or search engine referred you.
I use this only in aggregate to see which pages and tools are useful. I do not use it to identify you personally, and I have not enabled Google's advertising or cross-device tracking features. Google Analytics 4, the version this site uses, does not log or store IP addresses. Google processes the data on my behalf under its terms, and its handling of the data is governed by the Google Privacy Policy.
When you submit a form on this site, an event is recorded noting which form was submitted and which page it came from. That event does not include your name, email address, phone number, or anything else you typed into the form.
You can opt out of Google Analytics entirely by installing the Google Analytics Opt-out Browser Add-on, or by blocking cookies in your browser settings. The site works normally either way.
Separately, this site is hosted by GoDaddy, which adds its own performance-monitoring script to pages it serves. That script is placed by the hosting provider rather than by me, and is governed by GoDaddy's own privacy policy.
Pages also load fonts from Google Fonts and some photos from Unsplash's image servers. Like any site your browser contacts, those services receive your IP address and browser details when a page loads, and they handle them under their own privacy policies. I don't receive that information.
If your browser is set to prefer Portuguese, English pages show a bar that links to the Portuguese version. If you close it, the site saves a small marker in your browser's local storage so the bar stays closed. It contains no personal information.
The Property Report page looks up public records for an address you type. It has no database of its own. Your browser sends the address directly to government mapping services to get the answer: the U.S. Census Bureau to clean up the address, the City and County of San Diego for assessor parcel records, FEMA for flood zones, and CAL FIRE and the California Geological Survey for fire and earthquake fault zones. Some of those state maps are hosted on Esri's ArcGIS Online. Those services see the address and your IP address, the same as if you had used their own websites, and their handling of it is governed by their own policies.
I do not receive or store the addresses you look up, with one exception: if you fill out the form to download a PDF report, the address of that property is sent to me along with your name and contact details, so I know which home you are interested in. The report shows public assessor facts about the property. It never shows or requests the owner's name.
To remember that you already filled out the form, the page saves a small marker in your browser's local storage. It contains no personal information, and clearing your browser data removes it.
Data will not be sold or shared with third parties for marketing or promotional purposes.
I do not sell your phone number or personal contact information. Your information is stored securely in my client management system and is not shared with outside advertisers or data brokers.
The exception is the service providers I use to operate this site: form submissions are processed by Formspree so they can reach my inbox, and website usage data is processed by Google Analytics as described above. Neither is given your information for their own marketing purposes.
If we work together on a purchase, sale or lease, I share the information that transaction needs with the people involved in it, such as my brokerage (eXp Realty of California, Inc.), the other side's agent, your lender, and the escrow and title companies.
You may request to access, update, or delete your personal information at any time by contacting me directly. I will respond promptly to all such requests. This site has pages in Portuguese and pages for people who buy or sell from another country, such as buying a San Diego home while living abroad and selling as a foreign owner, so it may reach you in Brazil, Portugal or another European Union country. If it does, Brazil's General Personal Data Protection Law (LGPD) or the EU General Data Protection Regulation (GDPR) may apply to the information you send me. This section explains how I handle it, in addition to the rest of this policy.
If I make a material change to this policy, I'll post the new version on this page and update the "Last updated" date at the top.
This site works the same way whether or not your browser sends a Do Not Track signal. I don't track you across other websites, and the only tracking on this site is Google Analytics and the hosting provider's performance script, both described above.

These terms apply when you provide your phone number and consent to receive text messages from me regarding real estate services. Consent to receive texts is not a condition of any purchase.
I use SMS to reply to your inquiries, confirm appointments, send reminders and schedule updates, and send the property and market information you asked for.
You can cancel SMS messages at any time by texting STOP. After sending STOP, you will receive one confirmation message and will no longer receive texts from me. To re-subscribe, simply sign up again the same way you did originally.
