Tell Karina what you're looking for and she'll search, send you the homes that fit, set up tours and guide you through the offer, inspections and escrow. Name, phone and email are enough to start; the rest takes a minute if you want to add it.
Karina Somenzari, REALTOR®, represents home buyers anywhere in San Diego County, in English or Portuguese: houses, condos, townhomes and homes with ADUs. Send your name, phone and email in the form below, and add your areas, price range, timeline and financing if you like. Karina reads it and gets back to you within one business day. Her fee is negotiable and agreed with you in writing before you tour, and the first conversation is free. Prefer to talk now? Call or text 619-369-4598.
Only name, phone and email (*) are required. Everything else is optional.
None of this is required to send the form. It is what makes the first conversation more useful:
First home? See San Diego first-time home buyer programs for down payment assistance and the lenders that offer it. Buying from outside the US? Start with buying a San Diego home from abroad.
If buying is a year or more away, renting in the area you are considering is a good way to test it. Karina helps with that too: rent a home in San Diego.
Karina reads your answers and gets back to you within one business day, by call, text, WhatsApp or email, whichever you chose. She'll confirm your areas, price range and timing, answer your questions and, if you want to start touring, go over the written buyer agreement with you. Sending the form doesn't commit you to anything.
Karina's fee is negotiable, not set by law, and it is written into the buyer agreement you sign before touring, so there are no surprises. In many sales the seller offers to cover some or all of the buyer's agent fee, and Karina negotiates that as part of your offer. She explains how the fee works on the Working with Karina page.
Not to tour, but most sellers want to see a pre-approval letter with an offer, and it tells you what you can afford before you fall for a house. If you haven't started, tell Karina on the form and she'll introduce you to a lender. Paying cash? Sellers will ask for proof of funds instead.
Yes. Permanent and non-permanent residents can qualify for the same loans as citizens with the right documents, and buyers living abroad can buy with cash or with specialized financing. See buying a San Diego home from abroad for what to expect.
Yes. Karina explains every step in Portuguese or English. Contracts, disclosures and escrow documents are in English, and she walks you through what each one means. Learn more about working with a Portuguese-speaking real estate agent.

Under California Civil Code 1670.50, in effect since January 1, 2025, a buyer agreement can't run longer than three months and can't renew on its own; any renewal has to be in writing, dated and signed, and is also capped at three months. It must be signed as soon as practicable and no later than your offer to purchase, and it has to spell out the broker's fee, services, when the fee is due and how to end it. Before you sign, the agent gives you the agency disclosure form (Civil Code 2079.14), and an agreement that breaks these rules is void. Karina goes over hers with you before you tour.
Yes. Visiting an open house on your own, or asking an agent about their services, doesn't require a written agreement. One is required before an agent tours a home with you, in person or virtually, under the MLS rule in place since August 17, 2024. Karina will send you listings and answer your questions before anything is signed.
