University City is a neighborhood inside the City of San Diego, about 13 miles north of downtown, with roughly 13.6 square miles of homes, canyons, shopping and research campuses. Interstate 5 splits it: a 30-foot coastal height limit applies to new buildings and additions west of the freeway, and not east of it. All of it is in San Diego Unified School District, most of it is in the airport influence area of MCAS Miramar, and the Blue Line trolley has six stations here.

| Topic | What the official record shows |
|---|---|
| Jurisdiction | A community planning area of the City of San Diego, not a separate city. The City's planning area covers approximately 8,700 acres. Inside it, UC San Diego and Torrey Pines State Natural Reserve are outside the City's jurisdiction. |
| Community plan | The City Council adopted the University Community Plan and Local Coastal Plan in July 2024. It replaced the 1987 plan. The plan is on the City's plan page. |
| Council districts | The area is split between City Council Districts 1 and 6, and the line roughly follows Interstate 5. West of I-5 is District 1; east is District 6. Confirm the district for an address with the City's Find My Council District map. |
| ZIP codes | University City addresses are mostly in 92122, with some in 92037 and 92121. ZIP boundaries don't match community or school boundaries. |
| Land | Rose Canyon and San Clemente Canyon run through the community, and Interstates 5 and 805 and State Route 52 serve it. The City says Rose Canyon separates the higher-density apartments, condominiums and townhomes of North UC from the mainly single-family homes of South UC. |
University City is not La Jolla, although the two border each other. The part of University City west of I-5 and east of Gilman Drive is called La Jolla Village, and some addresses use a La Jolla mailing name. For rules that both areas share, see Karina's La Jolla real estate guide.
The City's plan sets aside land for single-family homes, townhomes, garden apartments and condominium or apartment buildings. The highest-density areas run along La Jolla Village Drive and Nobel Drive. Lower and medium density makes up most of the area south of Rose Canyon. These are planned land uses, not a count of existing homes, so this page gives no breakdown by home type. Karina's property report tool also screens an address for fire, flood and fault zones.
The plan says work on the first section of University City was underway by September 1960. La Jolla Colony was built in the late 1980s. Homes from the 1960s tracts are now past 45 years old, and the City reviews permit applications for development on any parcel with a structure that old, unless the area is exempt. Ask whether an older home could trigger historic review before you plan a remodel. No City historic district shows up in the planning area on the City's map. For most housing built before 1978, federal law also requires the seller to disclose known lead-based paint and hazards.
West of Interstate 5, the City's coastal height limit says no building or addition can be taller than 30 feet. East of I-5 it does not apply. That is a separate question from the coastal permit zone, which covers only the northwest corner: the Torrey Pines mesa, the golf course and part of UC San Diego. Check any address on the City's overlay map or the Coastal Commission's maps page. Some properties are also in the City's Community Plan Implementation Overlay Zone, which adds building rules, so ask the City before you plan an addition.
On the City's 2025 map, large parts of University City, especially around Rose Canyon and San Clemente Canyon, are in the Very High Fire Hazard Severity Zone. Check the address on the City's fire zone map. The Clairemont guide lists the two state-law disclosure steps that follow a sale in a high or very high zone.
A small part of University City, mainly along Rose Canyon and the coast, is in a FEMA flood zone. Check the address on the FEMA Flood Map Service Center. If the home is in a Special Flood Hazard Area, your lender decides whether flood insurance is required, so ask early.
Most of University City sits in the airport influence area of Marine Corps Air Station Miramar, which is east of the community, and a small part also sits in Montgomery-Gibbs Executive Airport's. For a home sale there, the seller's Natural Hazard Disclosure report includes a "Notice of Airport in Vicinity" under Civil Code 1103.4. See the Airport Authority's land use page.
Many condominium and townhome buildings, and some single-family communities, have a homeowners association. Civil Code 4525 requires a seller to give you the governing documents and a written statement of current assessments, so ask early. Read the rental rules too, because state law lets an HOA ban rentals of 30 days or less.
The County Auditor's most recent posted list of active Mello-Roos districts (FY 2025-2026) lists no City of San Diego district for University City. Some corridors have City maintenance assessment districts. Any parcel can carry a special tax or assessment, so read the preliminary title report and the tax bill.
The whole University City planning area is inside San Diego Unified School District. School assignment depends on the exact address and can change.

The City of San Diego's short-term rental license (STRO), accessory dwelling unit (ADU), tenant protection and Rental Unit Business Tax rules apply here as they do across the City. The La Jolla and Clairemont guides walk through them. A few points are specific to University City:
Interstates 5 and 805 and State Route 52 serve the area. The UC San Diego Blue Line trolley has six stations in the planning area: UTC Transit Center, Executive Drive, UC San Diego Health La Jolla, UC San Diego Central Campus, VA Medical Center and Nobel Drive. Blue Line service to UTC began in November 2021, and the line runs from UTC through Downtown San Diego. MTS buses serve UTC and the area too, including routes 30, 41 and 105, so check sdmts.com for current routes. The COASTER's Sorrento Valley station is nearby, just outside the planning area.
Rose Canyon Open Space Park is a City park with coastal sage scrub, chaparral, oak woodland and a rare riparian habitat. Torrey Pines State Natural Reserve is run by California State Parks and is the home of the Torrey pine. Torrey Pines City Park has the Torrey Pines Gliderport, a City historical site that the City says was first used as a soaring site in 1930. University Towne Centre (UTC), a shopping center that opened in 1977, sits beside the UTC trolley station.
If you own here, several checks above become part of your disclosure package: the Natural Hazard Disclosure report, with its airport notice, any HOA documents and, for most homes built before 1978, the lead-paint disclosure. California requires other forms too, so this isn't a complete list. The selling a house in San Diego page covers the full disclosure list, costs and timing, and you can ask what your University City home is worth.

No. University City is its own community planning area of the City of San Diego, and it borders La Jolla. Some University City addresses use a La Jolla, CA 92037 mailing address, on both sides of Interstate 5, but the mailing name does not change which community plan, school boundary or City rule applies. Check the exact address on the City's maps.
Not on the campus itself. The City says UC San Diego and Torrey Pines State Natural Reserve are inside the planning area but outside the City's jurisdiction. If a property is next to either one, ask the City or the university which rules cover that parcel.
The whole planning area is inside San Diego Unified School District. Which school an address is assigned to depends on the exact address and can change, so enter it in the district's School Finder or call the Boundaries Office at 619-725-5668. This page doesn't rate or rank schools.
Yes. The Blue Line has six stations in the planning area: UTC Transit Center, Executive Drive, UC San Diego Health La Jolla, UC San Diego Central Campus, VA Medical Center and Nobel Drive. Blue Line service to UTC began in November 2021, and the line runs from UTC through Downtown San Diego. MTS buses serve the area too, so check sdmts.com for current routes.
Only west of Interstate 5, on the La Jolla Village side. The City's coastal height limit says no building or addition can be taller than 30 feet within the coastal zone, which the code draws inland to where Interstate 5 stood on January 1, 1971. East of I-5 it does not apply. Check the exact address on the City's overlay map.
Yes. Most of University City is inside the airport influence area of Marine Corps Air Station Miramar, which sits east of the community, and a small part is also in Montgomery-Gibbs Executive Airport's review area. For a home sale in an airport influence area, the seller's Natural Hazard Disclosure report includes a Notice of Airport in Vicinity.
