Kearny Mesa real estate: what buyers and sellers should know

Boundaries, airport and hazard checks, school district, local rules for owners, and getting around, each with its source.

Short answer

Kearny Mesa is not a separate city. It is a community planning area of about 4,400 acres inside the City of San Diego, a central mesa between State Route 52, Interstate 805 and Interstate 15. It has long been mainly a business and industrial area, and the 2020 community plan adds mixed-use village areas where homes are allowed. Before you make an offer, check the exact address for airport influence areas (Montgomery-Gibbs Executive Airport covers all of Kearny Mesa), canyon fire and flood zones, and special taxes. The whole area is in San Diego Unified School District.

Kearny Mesa at a glance

TopicWhat the official record shows
JurisdictionA community planning area in the City of San Diego. The City's planning page says it covers approximately 4,400 acres. It became its own planning area in 1992; before that, the 1977 Serra Mesa plan covered it. The current community plan was adopted in November 2020.
BoundariesThe plan describes it as bounded by State Route 52 to the north, Interstate 805 to the west and Interstate 15 to the east, and properties south of Aero Drive and along the western edge of I-15 to the south.
Council districtsThe City says Kearny Mesa is in Council District 6 and Council District 7. See the City Council page for your address.
ZIP codesMainly 92123 and 92111. A few edges touch other ZIP codes, so confirm a home's ZIP with the USPS lookup.
HistoryThe first urbanization began in 1937 with an airfield. Around it, 1,400 acres became an industrial park, and from 1955 aerospace, electronic and other firms moved in. Homes and shops grew later, including the Stonecrest area in the southeast and the redevelopment of the old General Dynamics site, now called Spectrum.
Coastal zoneNone. Kearny Mesa is inland, east of Interstate 805, and the City's Coast Zone Boundary layer shows nothing inside it.

Homes you'll find, and what to check before an offer

Kearny Mesa is mostly an employment and commercial area. The City's own description is "a major industrial and commercial center." No official count of its homes by type turned up, so this page doesn't give one. The 2020 plan steers growth toward four village areas that mix homes, shops, offices and civic uses. It names Aero Drive Village as a planned mixed-use neighborhood, along with a Convoy Corridor of shops and restaurants, the StoneCrest neighborhood and retail center, and the Spectrum area. Each check below depends on the exact address.

Airport influence areas

Montgomery-Gibbs Executive Airport occupies over 500 acres in Kearny Mesa. The City calls it a busy general aviation airport and says the FAA classifies it as a reliever airport for San Diego International. MCAS Miramar is next door. All of Kearny Mesa falls inside Montgomery-Gibbs' airport influence area, and most of it falls inside MCAS Miramar's. The community plan notes that the airport land use compatibility plans for both airports add land use limits.

For a home you're buying, California's natural hazard disclosure law (Civil Code 1103.4) has the preparer of the report say whether the property is in an airport influence area. If it is, the report carries a "Notice of Airport in Vicinity." The San Diego County Regional Airport Authority has an airport land use page.

Fire hazard zones

CAL FIRE's recommended 2025 map for the City, issued March 24, 2025, shows no wildland hazard zone across most of the business-park mesa tops. Moderate, High and Very High zones show up mostly in canyon areas. The City then adopted its own map, effective August 30, 2025. The City can only add to or raise the state's zones, so check the address in the City's viewer on its fire zone map page rather than relying on this summary. If a home is in a High or Very High zone, the seller's Natural Hazard Disclosure report says so.

Flood zones

Most of the area is outside mapped flood zones. A few parcels along creek and canyon drainage channels are in FEMA Special Flood Hazard Areas (Zones A and AE), some with a floodway. If a home is in one and your mortgage comes from a federally regulated or insured lender, flood insurance is required. Look up the address at the FEMA Flood Map Service Center and get an insurance quote during your inspection period.

Canyons, habitat and vernal pools

Some parcels next to canyons or airport land fall in the City's Multiple Habitat Planning Area or its vernal pool areas. That can limit what can be built or changed. Ask the City's Development Services Department before you plan an addition or a new structure on a lot like that.

HOA documents and special taxes

No area-wide source says how many Kearny Mesa homes are in a homeowners association. If you're buying a resale condo or townhome in one, California Civil Code 4525 requires the owner to give you the governing documents and a written statement of assessments. Ask for them early and read them before your contingency period ends.

The City of San Diego's own list of Community Facilities Districts (Mello-Roos) shows none in Kearny Mesa. That is not a promise that a given home has no special tax. Check the current tax bill through the San Diego County Treasurer-Tax Collector and the title report. If a home is subject to a Mello-Roos tax, Civil Code 1102.6b covers the seller's notice.

Schools: San Diego Unified, assigned by address

The City's GIS school layer places the entire Kearny Mesa planning area in San Diego Unified School District, which serves kindergarten through 12th grade. Assignment depends on the exact address, so check it with the district.

Local rules for owners

Because Kearny Mesa is in the City of San Diego, these City rules apply. They matter most if you plan to rent a home or add a unit.

  • Short-term rentals. The City licenses short-term residential occupancy under San Diego Municipal Code Chapter 5, Article 10. Renting out a whole home for more than 20 days a year, with no host living onsite, needs a Tier 3 license, and the number of those licenses is capped at 1% of the City's housing units outside Mission Beach. It is unlawful to operate without a license. See the City's short-term rental page for what is available now.
  • Tenant protections. The City's ordinance (Municipal Code Chapter 9, Article 8, Division 7, effective June 24, 2023) requires just cause to end a tenancy and adds relocation assistance in no-fault cases. If you're buying a rented home, read the ordinance before you count on vacant possession.
  • Accessory dwelling units (ADUs). The City's Information Bulletin 400 (revised January 2026) is the permit guide. It sets a 1,200 square foot maximum for an attached or detached ADU, and it lets some ADUs be sold separately as condominiums. Ask the City about the rules for your lot.
  • Transfer tax. California charges a documentary transfer tax when property is sold. Ask the escrow officer who pays it, and see the County Recorder's recording page.

Getting around

Three freeways frame Kearny Mesa: State Route 52 on the north, Interstate 805 on the west and Interstate 15 on the east. Main streets named in the plan include Clairemont Mesa Boulevard, Balboa Avenue, Aero Drive and Convoy Street.

There is no trolley station inside the area today. The community plan shows a Purple Line trolley and a mobility hub as proposed. MTS buses serve Kearny Mesa, but routes change, so check sdmts.com for current routes and times.

Parks and landmarks

  • Montgomery-Gibbs Executive Airport. It opened in 1937 as Gibbs Field, and the City bought it in 1947.
  • Centrum Park, 8650 Spectrum Center Boulevard, a roughly 2-acre neighborhood park.
  • Hickman Field Athletic Area, 6660 Hickman Field Drive, listed in the SANDAG parks layer as a regional park in Kearny Mesa.
  • Fire Station 28, 3880 Kearny Villa Road.

Despite its name, Kearny Mesa Community Park and Recreation Center sits just west, in neighboring Linda Vista.

Selling a home in Kearny Mesa

If you own here, several of the checks above become part of your disclosure package: the Natural Hazard Disclosure report with its airport notice, fire zone steps, HOA documents, any Mello-Roos notice and, for most homes built before 1978, the federal lead-paint disclosure. They go along with other forms California requires, so this isn't a complete list. See selling a house in San Diego for the disclosure list, costs and timing, or request a free home value estimate.

Frequently asked questions

Is Kearny Mesa its own city?

No. Kearny Mesa is a community planning area inside the City of San Diego, so the City's rules, services and permits apply. The City's planning page says it covers approximately 4,400 acres. It sits in Council District 6 and Council District 7, and its community plan was updated in November 2020.

Which school district serves a Kearny Mesa address?

The City's GIS school layer places the whole Kearny Mesa planning area in San Diego Unified School District. Which school a home is assigned to depends on the exact address, so use San Diego Unified's School Finder and its attendance boundary maps, then confirm with the district.

Is Kearny Mesa near an airport?

Yes. Montgomery-Gibbs Executive Airport occupies over 500 acres in Kearny Mesa, and MCAS Miramar is next door. All of Kearny Mesa falls inside Montgomery-Gibbs' airport influence area and most of it inside MCAS Miramar's. A seller's Natural Hazard Disclosure report must say whether a home is in an airport influence area, and if so it includes a Notice of Airport in Vicinity.

Is Kearny Mesa in a fire or flood zone?

Parts of it are. CAL FIRE's 2025 map and the City's 2025 map show fire hazard zones in the canyon areas and none across most of the business-park mesa tops. Some parcels along creek and canyon channels are in FEMA flood zones. Check the exact address in the City's fire zone viewer and the FEMA Flood Map Service Center.

Can I rent out a home in Kearny Mesa on a short-term basis?

Possibly, but the City licenses short-term rentals. Whole-home rentals for more than 20 days a year need a Tier 3 license, and the number of those licenses is capped citywide. Check the City Treasurer's short-term residential occupancy page for current availability before you buy for short-term rental use.

Is there a trolley station in Kearny Mesa?

Not today. The community plan lists a Purple Line trolley as proposed, not built. MTS buses serve the area, so check sdmts.com for current routes and times.
