Mira Mesa real estate: what buyers and sellers should know

Community facts, housing types, address checks, school districts and local rules, each with its source.

Short answer

Mira Mesa is a community of the City of San Diego, not a separate city. It covers about 10,700 acres in the north central part of the city, about 16 miles north of downtown, between Interstate 805 and Interstate 15. The City's Community Plan counts 77,935 residents in 2020. Most addresses use ZIP code 92126, and most of the area is in San Diego Unified School District. Before you make an offer, check the exact address for the airport influence area (it covers nearly the whole community), fire and flood zones, HOA documents and assigned schools.

Homes you'll find, and what to check before an offer

The City's Community Plan sets land uses from single-family homes on large lots, to a mix of single-family, townhome and multi-family units, to condominium and apartment buildings at higher density. Large single-family tract projects shifted to condominium and apartment projects in the 1980s. Each check below depends on the exact address, and a free property report pre-checks fire, flood and fault zones for any San Diego County address.

Airport influence area

MCAS Miramar borders Mira Mesa on the south and is authorized to operate 24 hours a day, seven days a week. The Community Plan says the MCAS Miramar Airport Influence Area covers nearly the entire community, and that residential sales and leases must disclose it. Even compatible areas can still experience aircraft noise and overflight. The Airport Land Use Commission keeps the plans and a mapping tool.

Fire hazard severity zones

The Community Plan says canyon-adjacent neighborhoods and employment areas are in a Very High Fire Hazard Severity Zone. The City adopted an updated fire zone map effective August 30, 2025. Look up the address on the City's fire zone map page. When a home in a High or Very High zone sells, Civil Code 1102.19 has the seller give the buyer defensible-space documentation, if available.

Flood zones

Some canyon bottoms and creek areas are in FEMA flood zones. Look up the address at the FEMA Flood Map Service Center. If a home is in a Special Flood Hazard Area and your mortgage comes from a federally regulated lender, flood insurance is required, so get a quote during your inspection period.

Coastal zone, slopes and faults

Only a western strip of Mira Mesa is in the California coastal zone, where the Community Plan also serves as the Local Coastal Program. Check an address on the Coastal Commission's boundary maps. The plan also names steep slopes and a seismically active region as the main geologic hazards, so read the seller's Natural Hazard Disclosure report.

HOA documents

In a resale home in a homeowners association, Civil Code 4525 requires the owner to give you the governing documents and a written statement of current assessments and fees. Ask early and read them before your contingencies end.

Mello-Roos and other special taxes

The City of San Diego lists the community facilities districts it administers, and none is named for Mira Mesa. The County Auditor's FY 2025-2026 list of active Mello-Roos districts has no Mira Mesa entry either. That doesn't rule out a school, county or other special tax on a particular parcel, so check the current property tax bill and the seller's disclosures.

Schools: assigned by address

Most of Mira Mesa is in San Diego Unified School District, which serves ZIP code 92126 in its entirety and parts of 92121 and 92129. The district says it does not cover all of the City of San Diego, so confirm each address with its School Finder. San Diego Miramar College is in Mira Mesa. This page doesn't rate or rank schools.

Local rules for owners

Accessory dwelling units (ADUs)

The City has its own ADU rules and a bonus program for units that are deed-restricted as affordable. Rules changed in 2025 and may change again, and lots in a Very High Fire Hazard Severity Zone have tighter setback and bonus limits. Read City Information Bulletin 400 before you plan one.

Short-term rentals

The City requires a Short-Term Residential Occupancy (STRO) license for any stay under one month, and operating without one has been unlawful since May 1, 2023. Licenses are not transferable to a new owner. A whole-home rental in Mira Mesa falls in Tier 3, which is capped citywide and requires at least 90 days of use a year. See the City's STRO page.

Tenant protections

The City's Tenant Protection Ordinance took effect June 24, 2023. It requires just cause to end most tenancies, with exemptions. Read the San Diego Housing Commission's tenant protections page if you'll rent a home out or buy one with a tenant.

Getting around

Mira Mesa sits between I-805 and I-15, and its main streets include Mira Mesa Boulevard, Camino Ruiz, Black Mountain Road and Carroll Canyon Road. MTS buses include Route 31 (UTC to Mira Mesa), Route 237 (Mira Mesa to UC San Diego), Route 921 (UTC to Mira Mesa) and Route 290 (Downtown San Diego, Miramar College and Sabre Springs Transit Station). Miramar College Transit Center is inside the community. The Sorrento Valley COASTER station is just outside it, with an NCTD shuttle, Route 473. Routes change, so check the MTS route list.

Parks and landmarks

The plan names Lopez, Rattlesnake, Carroll and Peñasquitos Canyons among Mira Mesa's open spaces. Los Peñasquitos Canyon Preserve, about 4,000 acres owned jointly by the City and County of San Diego, lies just outside the community, and trails connect Mira Mesa to it. Trails may close for flooding or damage, so check status first. In October 2026 the City announced $55 million in completed improvements at Mira Mesa Community Park, including a 14-lane competition pool and a renovated recreation center.

Selling a home in Mira Mesa

If you own in Mira Mesa, several checks above become part of your disclosure package: the airport notice, the Natural Hazard Disclosure report, HOA documents and any special tax notice. Documentary transfer tax on a sale in the City of San Diego is $0.55 per $500, which is $1.10 per $1,000, with the City's share credited against it; the County Recorder explains it.
