Coronado, CA real estate: what buyers and sellers should know

City facts, home checks, school districts by address, local rules and getting around, each with its source.

Short answer

Coronado is its own incorporated city in San Diego County, on San Diego Bay. It had 20,192 residents at the 2020 Census. It has its own school district, Coronado Unified, and its own certified Local Coastal Program. CAL FIRE's 2025 map shows no mapped fire hazard severity zone in the city, but much of Coronado is in the Coastal Zone, flood zones run along the shoreline, and parts of the city fall inside airport influence areas for Naval Air Station North Island. Before you make an offer, check the exact address for flood zone, airport notices, HOA documents and, if you want a second unit, the city's ADU rules.

What to check on a Coronado address before an offer

This page doesn't give prices or market numbers, because they change too fast to print. What stays the same is the short list of checks that matter for a Coronado address. Run through these before you make an offer.

Flood zones and the Coastal Zone

Much of the city is in the Coastal Zone, and flood zones run along the shoreline. Look up the address on the FEMA Flood Map Service Center. If the home is in a mapped flood zone, ask your insurance agent for a flood quote and a lender about flood insurance requirements before you remove your contingencies. If you plan a remodel or an addition, ask Coronado's Community Development Department whether coastal review applies.

Airport influence areas

Parts of Coronado fall inside airport influence areas for NAS North Island. Check the airport land use compatibility plan map for the exact address. When a natural hazard expert prepares the seller's disclosure report, the expert must say whether the home is in an airport influence area, and the report then includes a "Notice of Airport in Vicinity." Visit the home at different times of day to see for yourself what flight activity is like at that address.

Fire hazard and the disclosure report

No mapped fire hazard severity zone in the city is good to know, but it is a map, not a promise about one house. The seller's Natural Hazard Disclosure report states the zones for the specific home, and the free property report on this site pre-checks fire, flood and fault zones for any San Diego County address.

HOAs, special taxes and assessments

The County's list shows no Mello-Roos district levied by the City of Coronado. That doesn't rule out special taxes or assessments from other agencies. Read the preliminary title report, ask about assessment districts, and read any HOA documents in full: rules, fees, reserves and any pending projects.

Older homes

For most housing built before 1978, federal law requires the seller to disclose known lead-based paint and hazards and to give you the EPA pamphlet, and it allows a 10-day period for a lead inspection unless you agree in writing to change or waive it. Ask for the year built early.

Schools: Coronado Unified, assigned by address

Coronado Unified School District is the district for Coronado addresses. The district's site lists these schools:

DistrictSchools named on its siteWhere to check an address
Coronado Unified School DistrictVillage Elementary School, Silver Strand Elementary School, Coronado Middle School, Coronado High Schoolcoronadousd.net or the district office at 201 Sixth Street, (619) 522-8900

The district's home page doesn't offer a boundary lookup, so call the office with the street address and get the answer in writing. District lines can differ from city lines. This page doesn't rate or rank schools.

Local rules for owners

Accessory dwelling units (ADUs)

Coronado's ADU rules are in its Municipal Code, Chapter 86.56. The city's housing element lists an ADU program and a Carriage House Program. State law sets the minimum rules for ADUs. Coronado adopted ADU Ordinance No. 2024-02 on April 16, 2024, and in a letter dated December 10, 2025, the California Department of Housing and Community Development found that the ordinance did not comply with state ADU law in some respects. We don't know whether the city has changed it since. Before you buy a home because it might fit an ADU, ask the city's Community Development Department, 1825 Strand Way, what the rules are today.

Housing element

The city adopted its housing element on July 20, 2021. After the city rezoned in August 2024, the state housing department's letter of August 29, 2024 said the adopted element substantially complies with state Housing Element Law.

Short-term rentals

If you plan to rent a Coronado home for short stays, don't assume it is allowed. Read the city's current Municipal Code and ask the city in writing before you buy.

Getting around

The Flagship ferry connects Broadway Pier in downtown San Diego with the Coronado Ferry Landing. MTS buses also serve the city. Check the Flagship commuter ferry page and MTS for current schedules and fares. Silver Strand State Beach is reached from Highway 75.

Parks and landmarks

Hotel del Coronado is a National Historic Landmark, designated May 5, 1977. Silver Strand State Beach sits on the sand-spit that forms the outer edge of San Diego Bay between Coronado and Imperial Beach. The Glorietta Bay Master Plan became part of the city's Local Coastal Program through an amendment the Coastal Commission certified, with suggested modifications, in February 2003.

Selling a home in Coronado

If you own in Coronado, several of the checks above become part of your disclosure package: the Natural Hazard Disclosure report, the flood and airport notices, any HOA documents and, for most homes built before 1978, the lead-paint disclosure. The Transfer Disclosure Statement and other California forms come with them, so this isn't the full list. The San Diego seller guide covers disclosures, costs and timing, and you can ask for a free home value estimate.

Frequently asked questions

Is Coronado its own city or part of San Diego?

Coronado is its own city in San Diego County, separate from the City of San Diego. It is one of the county's 18 incorporated cities, and the 2020 Census counted 20,192 residents. Navy installations named for Coronado include Naval Air Station North Island, Naval Amphibious Base Coronado and the Silver Strand Training Complex.

Which school district serves a Coronado address?

Coronado Unified School District serves Coronado addresses, and its schools are Village Elementary, Silver Strand Elementary, Coronado Middle and Coronado High. District lines can differ from city lines, so confirm a specific address with the district office at 201 Sixth Street, (619) 522-8900. This page does not rate or rank schools.

Does Coronado have Mello-Roos?

The County Auditor's list of active Mello-Roos districts shows none levied by the City of Coronado. Other agencies can still levy special taxes or assessments on a home, so read the preliminary title report and the seller's disclosures for the exact address.

Is Coronado in a fire hazard zone?

CAL FIRE's 2025 map shows no mapped fire hazard severity zone in the city. That does not replace the seller's Natural Hazard Disclosure report, which states the zones for the specific home. Flood zones run along the shoreline, so check FEMA's flood map for the address.

Can I add an accessory dwelling unit (ADU) in Coronado?

Possibly, but check first. Coronado's ADU rules are in its Municipal Code (Chapter 86.56). State law sets the floor, and in December 2025 the state housing department reviewed Coronado's 2024 ADU ordinance and found parts of it out of line with state ADU law. Confirm the current rules with the city's Community Development Department before you plan on one.

How do I get from Coronado to downtown San Diego without driving?

The Flagship ferry connects Broadway Pier in downtown San Diego with the Coronado Ferry Landing, and MTS buses also serve the city. Check the Flagship and MTS sites for current times and fares.
