Bonita, CA real estate: what buyers and sellers should know

County rules, services, address checks, school districts and local places, each with its source.

Short answer

Bonita is not a city. It is an unincorporated community in the Sweetwater Valley, run by the County of San Diego, and the Census Bureau counted 12,917 people there in 2020. Much of it uses ZIP code 91902. The County's plan describes mostly low-density single-family land, with parks and open space along the Sweetwater River. Before you make an offer, check the exact address: County or Chula Vista, which agencies serve it, its school districts, flood and fire zones, the airport notice, and any special tax.

Bonita at a glance

TopicWhat the official record shows
StatusAn unincorporated community, listed by the Census Bureau as Bonita CDP (Census-designated place). In unincorporated areas the County provides services such as law enforcement, roads, parks and building permits.
Planning areaBonita sits in the County's Sweetwater Community Plan area, part of the County General Plan. The plan was last amended in 2014. It covers about 8,000 acres of unincorporated land south of State Route 54 and east of Interstate 805, north of Chula Vista. The Census place is smaller, about 5 square miles of land, so the two outlines differ.
NeighborsThe plan says Chula Vista borders the area on the west and south, Spring Valley on the east, and National City and the City of San Diego on the north.
Population12,917 at the 2020 Census.
ZIP codeMuch of Bonita uses 91902. Some nearby addresses use the Chula Vista ZIP code 91910.
City lineThe plan says a large section of the valley along Bonita Road has been annexed to Chula Vista. A home on Bonita Road can be in the City, not the County, so confirm the jurisdiction of each address.
WaterSweetwater Authority serves Bonita. The plan says the Otay Water District serves the eastern part of the plan area.
Fire and ambulanceThe Bonita-Sunnyside Fire Protection District, a special district, serves the community. Ambulance transport is through a partnership with the Chula Vista Fire Department.
Law enforcementThe San Diego County Sheriff.

Homes in Bonita and what to check before an offer

The County plan calls the area mainly low-density single-family. In the western half, it says, most of the land is developed with single-family homes on parcels under an acre, with little commercial land and no industrial land. It also describes a semi-rural area with hiking and riding trails, and it names Bonita Woods and Bonita Highlands as separate neighborhoods. The river valley is used for parks, golf courses and open space.

Each check below depends on the exact address. A free property report pre-checks fire, flood and fault zones for any San Diego County address.

Which government covers the address

Because part of Bonita Road was annexed, one street can have County and City parcels. Permit, ADU and short-term rental rules follow whichever agency covers the parcel, so ask before you rely on a rule.

Flood zones along the Sweetwater River

FEMA maps flood hazard areas in part of Bonita, mainly the Sweetwater River valley. The plan says floodway zoning prohibits or severely restricts grading, filling and construction. Look up the address on the FEMA Flood Map Service Center.

Fire hazard severity zones

Bonita is Local Responsibility Area land, not State Responsibility Area, on CAL FIRE's maps. Most of the community is mapped non-wildland. Some hillside and valley-edge land is mapped Moderate or High, and a small area is Very High. Check the address on the State Fire Marshal's zone map.

Airport influence area

Nearly all of Bonita lies in the Review Area 2 outer ring of the airport influence area for NAS North Island, and a small part falls in San Diego International Airport's Review Area 2. Sellers must give a Notice of Airport in Vicinity. This is a disclosure step only.

Special taxes (Mello-Roos)

A special tax can show up on a property tax bill. The County Auditor's FY 2025-2026 list has no district named for Bonita. It does list school-district and City of Chula Vista districts, but not which parcels pay them. Read the current tax bill through the San Diego County Treasurer-Tax Collector; it lists each assessment with the charging agency's phone number. School districts post lookups for Chula Vista Elementary and Sweetwater Union High.

HOA documents

Some Bonita neighborhoods are common interest developments. For a resale home in a homeowners association, California Civil Code 4525 requires the owner to give you the governing documents and an assessment statement. Read them before your contingencies end.

ADUs

On unincorporated land, ADUs follow County rules, and on March 4, 2026 the County adopted a program for the separate sale of ADUs through a condominium conversion process, with eligibility rules. Chula Vista parcels follow City rules. Check the County ADU page before you plan one.

Schools: two districts, assigned by address

Most of Bonita is in the Chula Vista Elementary School District for the lower grades and the Sweetwater Union High School District for the upper grades. A few edges of the area touch other districts. This page does not rate or rank schools.

Local rules for owners

  • Short-term rentals. In unincorporated areas the County Treasurer-Tax Collector collects transient occupancy tax (TOT) on stays of 30 days or less. Vacation and short-term rentals are covered, operators must get a TOT certificate, and the rate is 8 percent of the rent. Whether zoning allows a short-term rental at an address is a separate question, so ask the County. Chula Vista parcels follow City rules, and an HOA may restrict rentals.
  • Tenants. State tenant law applies, including Civil Code 1946.2 and 1947.12, with exemptions. Ask whether any County program applies to the home.
  • Transfer tax. The County Recorder's fee schedule (revised June 30, 2025) lists the documentary transfer tax at $0.55 per $500. Ask about Chula Vista parcels separately.

Getting around

State Route 54 and Interstate 805 bound the plan area on the north and west. Bonita Road runs through the valley. For transit, MTS bus Route 705 (E Street Transit Center to Plaza Bonita) has stops on Bonita Road at Andorra Way and Plaza Bonita Road. Plaza Bonita mall is in National City. Routes change, so check sdmts.com for the current schedule.

Parks and landmarks

  • Sweetwater Summit Regional Park, a County park at 3218 Summit Meadow Road, Bonita, CA 91902. The County lists about 15 miles of trails for hikers, cyclists and people on horseback, a campground with 112 sites, picnic areas, an outdoor theater and a seasonal splash pad. Day use is 9:30 a.m. to sunset; the page has a storm recovery notice, so check the park page before you go.
  • Sweetwater Loop and River Trail. The County, the U.S. Fish and Wildlife Service and Sweetwater Authority finished work on it, and about 1.3 miles was moved to protect nature while still allowing access.
  • Bonita Museum & Cultural Center, run by the Bonita Historical Society next to the Bonita-Sunnyside Library. It is open Wednesday through Saturday, 10 a.m. to 4 p.m., and admission is by donation. See the Bonita Historical Society visit page.

Selling a home in Bonita

If you own in Bonita, several checks above become part of your disclosure package: the Natural Hazard Disclosure report, the airport notice, HOA documents and any special-tax notice. Confirm early whether your parcel is County or Chula Vista, since that decides which office handles permits. Frequently asked questions

Is Bonita its own city or part of San Diego?

Neither. Bonita is an unincorporated community, which the Census Bureau lists as Bonita CDP (a Census-designated place). It has no city government, so the County of San Diego handles services such as law enforcement, roads, parks and building permits. Part of the valley along Bonita Road has been annexed to Chula Vista, so check the jurisdiction of each address.

What ZIP code is Bonita?

Much of Bonita uses ZIP code 91902. Some nearby addresses use a Chula Vista ZIP code, 91910, so a Bonita-area address does not always carry a 91902 ZIP. ZIP codes are mail routes, not jurisdiction lines, so check the address itself.

Who provides water, fire protection and police in Bonita?

Sweetwater Authority provides water to Bonita, and the County's community plan says the Otay Water District serves the eastern part of the plan area. Fire protection comes from the Bonita-Sunnyside Fire Protection District, a special district, and ambulance transport is through a partnership with the Chula Vista Fire Department. Law enforcement is provided by the San Diego County Sheriff. Confirm by address.

Which school districts serve Bonita?

Most of Bonita is in the Chula Vista Elementary School District for the lower grades and the Sweetwater Union High School District for the upper grades. A few edges of the area touch other districts. Assignment depends on the exact address, so use each district's lookup tool and confirm with the district.

Does Bonita have Mello-Roos?

It can. The County Auditor's FY 2025-2026 list has no district named for Bonita, but Chula Vista Elementary, Sweetwater High and City of Chula Vista districts appear on it, and which parcels pay which one is not on the list. A special tax can appear on a tax bill, so check the home's current property tax bill and the seller's disclosures.

How do I check flood and fire zones for a Bonita home?

Use the FEMA Flood Map Service Center and CAL FIRE's Fire Hazard Severity Zone map, and read the seller's Natural Hazard Disclosure report for the specific home. Part of Bonita, mainly along the Sweetwater River valley, is in a FEMA flood zone, and some hillside and valley-edge land is in a mapped fire zone. The free property report on this site also pre-checks these zones for any San Diego County address.
