Address checks, school districts, trolley access and local rules, each with its source.
Buying or selling a home in Bay Park means working in a neighborhood of the City of San Diego, on the southwest side of the Clairemont community, with no official boundary map. The checks that matter most depend on the exact address: the City's fire hazard zone, the height limit overlay, the airport influence area and whether the home is old enough for a historical screening. The Blue Line trolley's Clairemont Drive station is on Bay Park's western edge.

| Topic | What the official record shows |
|---|---|
| Jurisdiction | Inside the City of San Diego and the Clairemont community plan area. Bay Park is a neighborhood, not a City planning area, and the City has no Bay Park boundary map. The City places it in City Council District 2. Confirm the district for an address with the City's Find My Council District map. |
| Where it sits | A City report places the neighborhood in the hills above the Morena Boulevard corridor. Mission Bay Park, a separate City planning area, lies west across Interstate 5. |
| ZIP codes | Mostly 92110, with some addresses in 92117 to the north. ZIP boundaries don't match neighborhood lines, so don't rely on the ZIP to tell you whether an address is in Bay Park. |
| History | A City report says significant growth in the Clairemont area began in 1937 with the opening of Bay Park Village, built to Federal Housing Administration guidelines. The City's 2025 historic context statement names "Bay Park Village, Community Building, and FHA Principles, 1936 - 1950" as a development theme. |
| Community plan | The Clairemont Community Plan Update replaced the 1989 plan, and the City's plan page has the plan and the Morena Corridor Specific Plan. |
The City publishes no population or home count for Bay Park alone, so this page doesn't give one.
No official source breaks down Bay Park homes by type or age, so this page doesn't either. Every check below depends on the exact address. Karina's property report tool also screens an address for fire, flood and fault zones.
The City has not designated a Bay Park historic district, and its 2025 historic report recommends a survey of Bay Park Village, and no survey was scoped for the community plan. That doesn't mean a home is free of review. San Diego Municipal Code section 143.0212 requires a historical screening for sites with buildings that are 45 years old or older, so ask about it before you plan a remodel or addition. For most housing built before 1978, federal law also requires the seller to disclose known lead-based paint and hazards. You get the EPA pamphlet and a 10-day period for a lead inspection.
The City of San Diego's own fire hazard map, in effect since August 30, 2025, places large parts of Bay Park, especially land near canyons, in a Very High Fire Hazard Severity Zone. The City re-designated areas that were Moderate or High to Very High and added canyon and open-space areas with a 500-foot buffer for flying embers. Check the address on the City's fire zone map, and ask your insurance agent about coverage early.
Most of Bay Park falls in the Clairemont Height Limit Overlay Zone, which has a 30-foot structure height limit for most of the area. The City amended the overlay in 2026. For the overlay rules and the community plan, see the Clairemont guide. One Bay Park detail: the Clairemont Community Planning Group's recommendations, quoted in a 2025 City report, included looking again at height limits along the western edge of Clairemont, Bay Ho and Bay Park. That was a recommendation, not a rule, so check the City's map and ask the City about your lot.
Bay Park lies within the airport influence areas (Review Area 2) of San Diego International Airport and Montgomery-Gibbs Executive Airport, and many homes are in both. The southern edge also falls in Naval Air Station North Island's review area. MCAS Miramar's area did not reach the points checked for this page. See the Airport Authority's land use page for what the plans require.
The points checked in Bay Park were outside FEMA's mapped flood zones, but low areas near Mission Bay can differ. Check the address on the FEMA Flood Map Service Center. Most of Bay Park is outside the City's Coastal Overlay Zone, and the low western edge near Mission Bay is closer to it. The California Coastal Commission's maps page shows where a coastal permit can apply.
The County Auditor's FY 2025-2026 list of active Mello-Roos districts lists none for Bay Park. The Clairemont guide covers the wider area. A property can still carry a special tax or assessment, so read the preliminary title report and the current tax bill.
The area is inside San Diego Unified School District. School assignment depends on the exact address and can change, so confirm it with the district before you make an offer.

Short-term rental, accessory dwelling unit (ADU) and tenant rules are set by the City and apply the same way across Clairemont. In short, a stay of less than one month needs a City STRO license, and Bay Park falls under the Tier 3 whole-home rules because it isn't in Mission Beach. The Clairemont guide covers ADUs, short-term rentals and tenant protections in full, so this page doesn't repeat them. Read the City's STRO page before you buy for that purpose.
One Bay Park detail: the Morena Corridor Specific Plan (2019, amended December 2025) guides the Morena Boulevard corridor along the west side of the neighborhood. City planning documents describe village areas on Morena Boulevard near the trolley stations. Read the adopted plan for what applies to a parcel near Morena Boulevard.
Interstate 5 runs along the west side, between Bay Park and Mission Bay Park. The Blue Line trolley's Clairemont Drive station is at 2680 Morena Boulevard, on Bay Park's western edge. The Tecolote Road station (1364 W Morena Blvd, 279 parking spaces) is just to the south, in Linda Vista. Blue Line service through this area began in November 2021. MTS bus route 105 lists Bay Park as a destination, runs along Morena Boulevard and Clairemont Drive, and connects to the Clairemont Drive station; its timetable on file was effective January 26, 2025. Check sdmts.com for current routes and times.
Tecolote Canyon Natural Park is close by, and the City's park page lists its access points, so check which entrance is nearest to a given address. Mission Bay Park lies across Interstate 5 from Bay Park's western edge and covers over 4,235 acres, in roughly equal parts land and water, according to the City. This page doesn't name a park or recreation center inside Bay Park itself because no official source confirmed one, so check the map for the address.
If you own in Bay Park, several of the checks above can come up in your disclosures: the fire zone, the airport influence area and, for most homes built before 1978, the lead-paint disclosure. If you plan work before you sell, ask early whether the 45-year historical screening applies. California requires other forms too, so this isn't a complete list. The general selling a house in San Diego page covers the full disclosure list, costs and timing. To start with the value of your home, use the home value request.

No. Bay Park is a neighborhood of the City of San Diego, on the southwest side of the Clairemont community. The City doesn't publish a Bay Park boundary map, so ask which streets count as Bay Park rather than assuming. The City places the area in City Council District 2, and you can confirm the district for an address with the City's Find My Council District map.
Bay Park addresses are mostly in ZIP 92110, with some in 92117 to the north, and ZIP boundaries don't match neighborhood lines. The area is inside San Diego Unified School District. Which school an address is assigned to depends on the exact address and can change, so enter it in the district's School Finder or call the Boundaries Office at 619-725-5668. This page doesn't rate or rank schools.
Yes. The Blue Line's Clairemont Drive station is at 2680 Morena Boulevard on Bay Park's western edge, and the Tecolote Road station is just to the south, in Linda Vista. MTS bus route 105 lists Bay Park as a destination and connects to the Clairemont Drive station. Routes change, so check sdmts.com for current service.
It depends on the address. The City of San Diego's fire hazard map, in effect since August 30, 2025, places large parts of Bay Park, especially land near canyons, in a Very High Fire Hazard Severity Zone. The points checked for this page were outside FEMA's mapped flood zones, and most of Bay Park is outside the City's Coastal Overlay Zone, but low areas near Mission Bay can differ. Check each address on the City's fire map, FEMA's Flood Map Service Center and the Coastal Commission's maps.
The City has not designated a Bay Park historic district. The City's 2025 historic report names Bay Park Village, developed from 1936 to 1950, as a theme and recommends a survey of it, but no survey was done for the community plan. Separately, a home that is 45 years old or older gets a historical screening when a permit is requested, so ask about that before you plan a remodel.
Most of Bay Park falls in the Clairemont Height Limit Overlay Zone, which has a 30-foot structure height limit for most of the area and a higher limit or none in a few places. The City amended the overlay in 2026, so check the map for the address and ask the City what applies to your lot.
