Linda Vista real estate: what buyers and sellers should know

Local rules, address checks, school districts and getting around, each with its source.

Short answer

Linda Vista is a community inside the City of San Diego, not a separate city. It sits on a mesa above Mission Valley and Mission Bay, and many of its homes were built in the 1940s. The City's fire map puts most of it in a Very High Fire Hazard Severity Zone, so check the exact address for the fire zone, the airport influence area and the age of the home before you make an offer or list.

Homes you'll find and what to check before an offer

The community plan says many Linda Vista homes date to the 1940s boom. It describes small single-family homes, duplexes, triplexes, small apartment buildings, townhouses, condominiums and a mobile home park. Each check below depends on the exact address. Karina's property report can run fire, flood and fault zone checks on a Linda Vista address.

Older homes, historical review and lead paint

The City screens most construction and development permits on a parcel with a structure 45 or more years old for historical resources. Some minor work is exempt, so ask the City about your project. With so many 1940s homes, expect this review on exterior remodels and additions. The City's historic resources map shows no designated historic district in Linda Vista, but individual properties can be designated, so check the address.

For most housing built before 1978, federal law also requires the seller to disclose known lead-based paint and hazards. You get the EPA pamphlet and a 10-day period for a lead inspection, which you can change or waive in writing.

Fire hazard severity zone

Most of Linda Vista is in a Very High Fire Hazard Severity Zone on the City's fire map, effective August 30, 2025. That can bring defensible-space rules, wildfire building standards and a seller disclosure. Some addresses are outside the zone, so check the address on the City's fire zone map. The Clairemont guide explains the two state seller steps that apply to homes in High or Very High zones.

Slopes and earthquake faults

The community plan says most of Linda Vista is on stable ground. It also says the Old Town and Rose Canyon faults run through the Morena area, and that slopes along Tecolote Canyon, north of Friars Road and around the University of San Diego can be unstable. The City's map shows part of Linda Vista in a state earthquake fault zone. Check the address on the state's Earthquake Zones of Required Investigation map.

Flood zones

A small part of Linda Vista is in a FEMA flood zone. Check the address on the FEMA Flood Map Service Center. Your lender decides whether flood insurance is required for a home in a Special Flood Hazard Area.

Airport influence areas

Linda Vista lies inside one or more airport influence areas, mainly those of Montgomery-Gibbs Executive Airport and San Diego International Airport. If an address falls inside an airport influence area, the seller's Natural Hazard Disclosure report carries a "Notice of Airport in Vicinity" (Civil Code 1103.4). See the Airport Authority's land use page.

Coastal zone

A very small part of Linda Vista, at its western edge, is in the coastal zone, where a coastal development permit and the coastal height limit can apply. Look up the address on the City's coastal overlay map or the Coastal Commission's maps.

HOA documents, Mello-Roos and assessments

Condominiums, townhouses and some single-family tracts have HOAs. If you're buying a resale home in one, ask for the HOA documents early.

The County Auditor's FY 2025-2026 list of active Mello-Roos districts shows none for Linda Vista. The City does run a Linda Vista Community Maintenance Assessment District, which pays for landscaped medians and rights-of-way along Linda Vista Road and Genesee Avenue. It is a property assessment, not Mello-Roos, and it covers a small part of the area. Read the preliminary title report and the tax bill for any address.

Schools: San Diego Unified, assigned by address

San Diego Unified School District serves Linda Vista, and the district lists both Linda Vista ZIP codes, 92110 and 92111, as served in their entirety. Assigned schools can change, so look up the address in School Finder.

Local rules for owners

Citywide rules on short-term rentals, accessory dwelling units (ADUs) and tenant protections apply here as they do across the City of San Diego. The Clairemont guide covers them in more detail, and the City's pages are linked in Sources. Three points are specific to Linda Vista.

ADUs and the fire zone

Bonus ADU limits differ inside and outside the City's Sustainable Development Areas, and part of Linda Vista is inside one. In the Very High fire zone, bonus ADUs carry extra street-access limits, so check before you plan one. Read the City's Information Bulletin 400 and ask the City about your lot.

Parking Impact Overlay

Some Linda Vista properties are in the City's Parking Impact Overlay Zone (campus impact area). State law on parking near transit changed, so ask the City what applies to your project.

Mobilehome Park Overlay

The City protects mobilehome park sites with an overlay zone, and a small part of Linda Vista is in it.

Getting around

Interstate 5 runs along the west side of Linda Vista, State Route 163 along the east side and Friars Road along the south. Linda Vista Road is the central spine of the community. The plan names two commercial areas, along Morena Boulevard and around Linda Vista Plaza.

Two San Diego Trolley stations are in Linda Vista, both on the Morena Boulevard side: Morena / Linda Vista (Green Line, 5210 Linda Vista Rd) and Tecolote Road (Blue Line, 1364 W Morena Blvd). The Morena Boulevard strip is split between the Linda Vista and Clairemont Mesa planning areas, and the City's maps place the Tecolote Road station in Linda Vista. The Morena Corridor Specific Plan, adopted in 2019, covers that strip. MTS bus routes including 44 and 120 serve Linda Vista. Check sdmts.com for current routes and times.

Parks and landmarks

Tecolote Canyon Natural Park runs along the northern edge of Linda Vista, and the City's planning page names it as a defining feature of the community. Its Nature Center, at 5180 Tecolote Road, is just across the line in Clairemont Mesa. The Clairemont guide has the trail details.

The Linda Vista Recreation Center is at 7064 Levant Street. The City says the 15-acre site was acquired in 1955 and the center was built in 1960. The Linda Vista Library is at 2160 Ulric Street; the current building opened in 1987. The University of San Diego, a private university, has its campus on Alcala Park within the planning area. A community garden built with the San Diego Parks Foundation opened in a City park in Linda Vista in 2024.

Selling a home in Linda Vista

If you own in Linda Vista, several of the checks above become part of your disclosure package: the Natural Hazard Disclosure report, the fire zone steps if they apply, any HOA documents and, for most homes built before 1978, the lead-paint disclosure. California requires other seller forms as well, so the list above is not complete. The selling a house in San Diego page has the full disclosure list, costs and timing. To see what your home may be worth, ask Karina for a home value.
