City facts, housing, address checks, school districts and a dated market snapshot, each with its source.
Santee is an incorporated city in San Diego County's East County, about 18 miles from downtown San Diego. It had 60,037 residents at the 2020 Census, and the Census Bureau estimated 58,205 for July 1, 2025. More than half of its homes are detached single-family houses, and about a third were built in the 1970s. Before you make an offer, check the exact address for HOA documents and Mello-Roos, fire and flood zones, airport influence areas, and assigned schools in two separate districts. FEMA's updated flood maps for Santee took effect March 3, 2026.

|---|---|
| City status | Incorporated December 1, 1980, after voters approved cityhood on November 4, 1980 (a 1976 vote had failed). The town took the name Santee in 1893. It is one of San Diego County's 18 incorporated cities. |
| Location | About 18 miles from downtown San Diego, in what the City calls the East County region. The City of San Diego and MCAS Miramar border it on the west and southwest, El Cajon on the south, County land on the north, and Lakeside and Eucalyptus Hills on the east. |
| Land area | 16.534 square miles of land (Census Bureau, 2025 Gazetteer). |
| Population | 60,037 at the 2020 Census. The Census Bureau estimated 58,205 for July 1, 2025. |
| ZIP code | City Hall is in ZIP 92071, the ZIP code GSDAR's Santee market report covers. |
| Police and fire | Law enforcement by contract with the San Diego County Sheriff's Office. The City's law enforcement page shows the official crime map. The Santee Fire Department runs Fire Stations 4, 5 and 20. |
| Utilities | Water and sewer: Padre Dam Municipal Water District. Gas and electricity: SDG&E. |
State Route 52 runs from Interstate 5 in La Jolla to State Route 67. State Route 125 meets SR-52 in Santee, at what the City calls a transportation hub in the heart of the city. I-8 is reached by way of SR-67 and SR-125.
Since September 29, 2024, Santee Trolley Station has been on the MTS Copper Line, which runs to El Cajon Transit Center with stops at Gillespie Field and Arnele. MTS says trains come about every 15 minutes most of the day, from about 5:00 a.m. to 11:00 p.m. For downtown San Diego, you transfer to the Green or Orange Line at El Cajon Transit Center.
Mission Trails Regional Park, which covers more than 8,000 acres and dates to 1974, lies west of Santee. The San Diego River flows through the central part of the city, and many of Santee's trails follow it. Santee Lakes Recreation Preserve is a 190-acre park with seven recycled-water lakes, owned and run by Padre Dam Municipal Water District.
These names come from the City's General Plan and Town Center Specific Plan. Parts of the General Plan are older documents, and neighborhood boundaries are informal, so confirm details with the City.
The Town Center Specific Plan, first adopted in 1986 and updated in March 2025, covers 706 acres in the middle of the city on both sides of the San Diego River. The updated plan's neighborhood map shows an Arts & Entertainment Neighborhood, a Town Center Commercial Neighborhood, a Mast Boulevard Residential Neighborhood, a Park Avenue Residential Neighborhood and Facilities-Based Neighborhoods, with Mission Gorge Road running through it.
The General Plan's history mentions the development of the Carlton Hills area as part of Santee's rapid growth by 1961. The Recreation Element lists Carlton Hills Golf Course and Mast Park among the recreation facilities north of Mission Gorge Road and west of Cuyamaca Street.
Woodglen Vista Park is one of the City's neighborhood parks, in the part of the city north of Mission Gorge Road and east of Cuyamaca Street, according to the Recreation Element.
The Census Bureau's American Community Survey (2020-2024 five-year estimates) puts Santee at about 21,851 housing units, with a margin of error of plus or minus 450.
| Type of building | Share of Santee homes |
|---|---|
| Single-family, detached | 57.4% |
| Single-family, attached (such as townhomes) | 11.9% |
| Buildings with 2 or more units (condos and apartments) | 21.4% |
| Mobile homes | 9.2% |
About 66.2% of homes were built from 1960 to 1989, including 34.0% in the 1970s, and about 9.6% in 2010 or later. About 53.6% were built before 1980, so check the build year against the lead-paint rule below. Of occupied homes, about 72.4% are owner-occupied and 27.6% are rented.
Santee's Manufactured Home Fair Practices Ordinance limits space-rent increases in mobile home parks to once a year, by an amount tied to the San Diego County Consumer Price Index. Ask the City how it applies to a specific space.
Each check depends on the exact address. Several arrive with the seller's disclosures, but you can look most of them up before you write an offer. A free property report pre-checks fire, flood and fault zones for any San Diego County address.
If you're buying a resale home in a homeowners association (HOA), California Civil Code 4525 lists what the owner must give you as soon as practicable before closing. The list includes:
Ask for them early and read them before your contingencies end.
A Community Facilities District (CFD), often called Mello-Roos, charges owners inside it a special tax each year. The City of Santee has formed three. The details below come from the City's summary sheet for each district:
| District | Pays for | Terms |
|---|---|---|
| CFD No. 2015-1 (Municipal Maintenance Services) | Storm water maintenance for El Nopal Estates II (10 homes) | The maximum rate rises each year by the San Diego CPI or 2.0%, whichever is greater. May be levied indefinitely. |
| CFD No. 2017-1 (Weston Infrastructure) | Weston development infrastructure, financed with special tax bonds (415 homes) | The maximum rate varies by parcel and does not escalate. It can't be levied after the 2058-59 fiscal year. |
| CFD No. 2017-2 (Weston Municipal Services) | Public services for Weston | The maximum rate rises each year by the San Diego CPI or 3.5%, whichever is greater. May be levied indefinitely. |
The County Auditor's FY 2025-2026 list of active Mello-Roos districts shows the same three under Santee. Other special taxes can still apply, so check the current tax bill through the San Diego County Treasurer-Tax Collector; the bill lists each special assessment with the charging agency's phone number. Civil Code 1102.6b covers the notice. If the home is subject to a Mello-Roos tax, or to certain other assessments such as PACE, the seller must make a good-faith effort to get the agency's notice. The seller then gives it to the buyer, as long as the agency makes it available.
CAL FIRE maps Very High, High and Moderate Fire Hazard Severity Zones. The State Fire Marshal identified Santee's zones on March 24, 2025, all in the local responsibility area. CAL FIRE's statistics, last updated September 30, 2026, show about 6,170 acres of Very High, 1,241 of High and 624 of Moderate in Santee. The wildfire discussion in the Santee section of the County's 2023 hazard mitigation plan points to the undeveloped, hilly terrain in the northern part of the city and the dense vegetation along the San Diego River and Forrester Creek corridor. CAL FIRE notes that its maps measure hazard, not risk.
| Zone | New buildings |
|---|---|
| Very High | At least 100 feet of defensible space, and wildfire-resistant construction standards. |
| High | Wildfire-resistant construction standards. Defensible space is strongly recommended but not currently required by code. |
| Moderate | Ask the City which wildfire construction rules apply to a project. |
The Very High and High rows summarize the City of Santee's fire zone page, which cites California Building Code Chapter 7A. Before you build or remodel, ask the City which current code applies. For existing homes in Very High zones, the City says defensible space is required.
When a home in a High or Very High zone sells, the City says the seller provides a Natural Hazard Disclosure (NHD) report noting the zone. The seller also gets a vegetation management inspection from Santee Fire. The City says it isn't charging inspection fees right now. State law adds two steps in those zones:
Look up any address with the City's fire hazard zone address search.
The San Diego River splits Santee and has a floodway and floodplain. FEMA's revised flood maps for Santee took effect March 3, 2026, so an older flood zone note may be based on the old map. Look up the address at the FEMA Flood Map Service Center and see the City's flood zones page. Under the City's San Diego River Floodplain Study, new construction should sit at least one foot above the 100-year floodplain. Santee participates in the National Flood Insurance Program.
If a home is in a FEMA Special Flood Hazard Area and your mortgage comes from a federally regulated, supervised or insured lender, flood insurance is required. FEMA's high-risk zones are A, AE, AH, AO, AR and A99, plus V and VE on the coast. Lenders may require flood insurance in lower-risk zones too, so get a quote during your inspection period.
The 2023 hazard plan says Santee is downstream of two dams, Chet Harritt and San Vicente. It also says the city is within 10 miles of a significant earthquake fault, and that alluvial soils in the San Diego River floodplain are subject to liquefaction. The state Natural Hazard Disclosure Statement says whether a home is in a dam inundation area, an earthquake fault zone or a seismic hazard zone. It warns that these hazards may limit the ability to develop the property, get insurance, or receive help after a disaster.
Parts of Santee are inside the airport influence areas of two airports. Gillespie Field is a County of San Diego airport in the northwest corner of El Cajon, south of Santee. MCAS Miramar borders Santee on the west. The 2023 hazard plan notes that flight paths from Gillespie Field and a nearby military airfield pass over the city.
The airport compatibility plans set rules for new development, not for existing homes. On a resale, the notice comes with the seller's disclosures. When a natural hazard expert prepares the seller's disclosure report, the expert must say whether the home is in an airport influence area. If it is, the report includes a "Notice of Airport in Vicinity."
For most housing built before 1978, federal law requires the seller to disclose known lead-based paint and hazards. The seller also gives you the EPA pamphlet, a Lead Warning Statement and a 10-day period for a lead inspection or risk assessment. You and the seller can agree in writing to change that period, or you can waive it.
The Santee section of the County's 2023 hazard mitigation plan names two districts that oversee K-12 education in the city: Santee School District and Grossmont Union High School District (GUHSD). Santee School District serves transitional kindergarten through 8th grade, and GUHSD runs the public high schools. Assignment depends on the exact address, so check it with each district.
| District | Grades | Address lookup | Phone |
|---|---|---|---|
| Santee School District | Half-day transitional kindergarten (TK), and kindergarten through 8th grade | School Boundary Locator page (address tool and streets list) | 619-258-2300 |
| Grossmont Union High School District (GUHSD) | Public high schools | GUHSD School Locator | 619-644-8000 |
District lines don't follow city limits. The Santee School District's streets list includes some El Cajon streets, and its Pepper Drive school has an El Cajon address. GUHSD also serves El Cajon, Lemon Grove, most of La Mesa, parts of San Diego and several unincorporated communities. Its two high schools in Santee are Santana High School and West Hills High School.
This page doesn't rate or rank schools.
The Greater San Diego Association of REALTORS® (GSDAR) publishes a Local Market Update for ZIP 92071 (Santee). The September 2026 report, current as of October 5, 2026, uses San Diego MLS data (report by ShowingTime Plus):
One month in one ZIP code is a small sample. The report notes that percent changes can look extreme for that reason, and its medians don't account for sale concessions or down payment assistance.
If you own in Santee, several of the checks above are part of your disclosure package: the NHD report, the fire zone steps, HOA documents, any Mello-Roos notice and, for most homes built before 1978, the lead-paint disclosure. They go along with the other forms California requires, starting with the Transfer Disclosure Statement, so this isn't a complete list. See selling a house in San Diego for the disclosure list, costs and timing, or request a free home value estimate.

Santee is its own city in San Diego County, separate from the City of San Diego. It was incorporated on December 1, 1980, after voters approved cityhood on November 4, 1980, and it is one of the county's 18 incorporated cities. The City of San Diego and MCAS Miramar border Santee on the west and southwest. Santee contracts with the San Diego County Sheriff's Office for law enforcement, and the Santee Fire Department provides fire service.
Some homes do. The City has formed three Community Facilities Districts: No. 2015-1 (Municipal Maintenance Services), No. 2017-1 (Weston Infrastructure) and No. 2017-2 (Weston Municipal Services). The County Auditor's FY 2025-2026 list of active Mello-Roos districts shows the same three under Santee. Other special taxes can still apply, so check the home's current property tax bill and the seller's Mello-Roos disclosure notice.
The Santee section of the County's 2023 hazard mitigation plan names two districts that oversee K-12 education in the city: Santee School District and Grossmont Union High School District. Santee School District serves transitional kindergarten through 8th grade, and Grossmont Union High School District runs the public high schools. Both assign students by address, and district lines don't follow city limits. Use each district's address lookup, then confirm with the district.
Not directly. Since September 29, 2024, the MTS Copper Line has run between Santee Trolley Station and El Cajon Transit Center, about every 15 minutes most of the day. For downtown San Diego, you transfer there to the Green or Orange Line.
Use the City of Santee's fire hazard zone address search and the FEMA Flood Map Service Center (FEMA's updated flood maps for Santee took effect March 3, 2026). The seller's Natural Hazard Disclosure report states the zones for the specific home. The free property report on this site also pre-checks fire, flood and fault zones for any San Diego County address.
GSDAR's September 2026 Local Market Update for ZIP 92071 is current as of October 5, 2026. It shows a median sales price of $860,000 for detached homes, from 29 closed sales, and $589,000 for attached homes, from 17. One month in one ZIP code is a small sample, so medians can swing from month to month. For a specific home, compare recent sales of similar homes nearby.
